1. Definition of tenant and landlord
- With landlord refers to Boutique Guesthouse Moncarapacho, with the following contact details:
- Maarten en Celina Schiphorst-Ongenae
- Sitio da Cabeca 373-T, 8700-068 Moncarapacho Portugal
- Casa de Campo License (applied for)
- All bookings with the landlord are subject to the following terms, unless otherwise agreed in writing.
- With tenant refers to the person who made the booking as well as any co‑tenants.
2. Rental period
- The minimum rental period is 7 nights, unless otherwise agreed in writing.
3. Reservation and deposit
- Reservations can be made online or by e‑mail.
- The reservation becomes definitive after confirmation by the landlord and receipt of a deposit of 50% of the rent amount.
- The deposit must be received by the landlord within one week after confirmation of the reservation request.
- By paying the deposit, you accept our general and cancellation terms.
- The balance of the rent must be received by the landlord no later than sixty days before arrival.
- For bookings within 60 days before the start of the rental period, the total amount must be paid in full in accordance with the payment deadline mentioned in Article 3.3.
- If payments are not made within the agreed period, the landlord may deem the failure to fulfill the payment agreement as a cancellation and no refund will be issued.
4. Booking and personal data
- All persons staying at the landlord must be listed by the main tenant in the booking.
- For the mandatory SEF registration (= Portuguese immigration and border service), the tenant must provide the landlord with the following personal data per guest (= all guests, including minors insofar as not Portuguese citizens):
- Last name and first names
- Address details
- Phone number
- E‑mail address
- Date of birth
- Sex
- Country of origin
- Nationality
- Identity document, type
- Identity document, number
- Identity document, issue date
- Purpose of stay in Portugal
- Arrival and departure dates
- Number of persons
- Upon arrival, the tenant must present a valid identification document for each guest so that the landlord can ensure the mandatory SEF registration.
5. Arrival and departure times
- Our standard check‑in times are arrival from 16:00 and departure before 10:00. With consultation and based on availability, an earlier arrival and/or later departure is possible.
- For a guaranteed earlier arrival from 13:00, a half‑night rate will be charged. For a guaranteed earlier arrival before 13:00, a full‑night rate will be charged.
- For a guaranteed later departure until 15:00, a half‑night rate will be charged.
- For a guaranteed later departure after 15:00, a full‑night rate will be charged.
6. The rental amount
- The listed prices include water, electricity, use of electric vehicle charging stations, and Wi‑Fi.
- The use of bed and kitchen linens, bath linens, bathrobes, and beach towels is included.
- The final cleaning is included.
7. Cleaning
- At departure, the tenant is expected to leave the apartment tidy (dishwasher done, oven, BBQ & wood stove cleaned, and waste/garbage removed), or inquire about our hotel service if you wish to leave all cleaning entirely to us.
- For stays longer than 1 week (and each subsequent week) the bedding, used towels, and used linen are replaced weekly.
- For stays longer than 1 week, additional (weekly) interim cleaning can be booked for €35 per session.
8. Guests and pets
- The maximum occupancy per accommodation is two persons, except for Casa Pauline where an additional place is available for 1 person.
- The accommodation is exclusively accessible to the tenant and other members of the travel group, provided they have been indicated by the tenant in advance in the booking.
- With consultation and exclusively upon written confirmation (by e‑mail), the tenant may receive guests from outside the accommodation during the day (until 22:00) on/in the terrace of the rented holiday home, provided they do not cause nuisance to other tenants. It is expressly forbidden for guests from outside the accommodation to use the common garden, the pool, or a guest parking space.
- The tenant is responsible for the behavior and any nuisance of his or her guests.
- If the tenant and/or guests of a tenant as referred to in 8.3 cause nuisance (at the landlord’s discretion), they may have access to the premises immediately revoked.
- Pets are not allowed.
9. Smoking, barbecue and open fire
- Smoking in the apartments is prohibited. The tenant is only allowed to smoke on the terrace belonging to the apartment where the tenant stays. Smoking in the rest of the garden and around the pool is prohibited.
- The use of a (gas) barbecue is only allowed in places designated by the landlord.
- Making open fire is prohibited.
10. Substitution
- The tenant may transfer the booking, no later than three days before the start of the rental, to another tenant by notifying this by e‑mail.
- The tenant must provide the landlord with the new tenant’s contact information and a copy of the new tenant’s ID (copy of ID or passport).
- In the event of a cancellation by the new tenant, the landlord may cancel the booking on the original tenant’s behalf.
- When the new tenant’s reservation is cancelled, the landlord must inform the original tenant. In this case, the landlord has the right to cancel a reservation at any time if circumstances beyond the landlord’s control compel or require it. The landlord is only obligated to refund amounts already paid by the tenant for the unoccupied rental days.
11. Liability
- The landlord is not liable for any damage or loss of items belonging to the tenant, nor for any injuries sustained by the tenant or their guests.
