Why are we asking to invest in our project?
Sustainability is expensive. We invest the money to be able to build our Guesthouse sustainably during construction. It is more sustainable to do it immediately during construction than afterwards. Repayment term in consultation.
You can invest in our project with confidence because we:

2. are experienced hosts and landlords
3. be uniquely situated
4. have a large and broad target group
5. offering beautiful and luxurious accommodations with a large garden

1. Our financial situation can be described as good:
We spend a total of 370,000 euros privately in our small-scale Boutique Guesthouse with two luxury rental accommodations, private home and swimming pool.
Our future commercial mortgage is based on our business plan and expected rental income by the Portuguese bank BPI.
In addition to the expected rental income, we have a good and guaranteed monthly pension. We can use our pension in case of setbacks, a relaxing thought!
We have 2 life insurance policies in each other's names in the Netherlands. And additional life insurance with BPI (mandatory for BPI commercial mortgage).
We cautiously assume an occupancy rate of 40% for our two rental accommodations. This is 40,000 euros in gross rental income annually.
This rental income is sufficient to repay our investors. Of course we aim for 100% occupancy!

2. We are experienced hosts and enthusiastic construction supervisors:
We are Maarten and Celina Schiphorst-Ongenae, 64 and 66 years young. Our 3 sons Lucas, Jan-Erik and Willem van Oordt live in Amsterdam with their friends Fleur and Anissa. And we are the proud grandparents of our granddaughter Florine Julie!
We have had a company for temporary furnished rental in Tilburg for about 10 years. We are experienced hosts, we have received many international guests in our own home. Business customers often preferred our home to a hotel.
Maarten has two right hands and supervises the construction together with the contractor and architect. We live in a caravan on our own property. This gives us full direction and control, both during construction and afterwards. Well, to the extent that this is possible in Portugal!

3. Because the location of our Guesthouse is unique:
The Eastern Algarve is known for its high number of hours of sunshine and is especially popular for its mild maritime climate in both summer and winter.
The future Boutique Guesthouse-Moncarapacho, with beautiful sea views, is located in a quiet rural area near the Ria Formosa protected nature reserve, just outside the village of Moncarapacho.
The area includes beautiful beaches, the Atlantic Ocean, hills, nice towns with a Mediterranean atmosphere and several golf courses. And all just a 20-minute drive from Faro airport and 30 minutes to Spain. Two hours to Seville and three hours to Lisbon.
4. Because our target group consists of:
People who love luxury, comfort, safety and privacy. We are thinking of the elderly and singles who prefer a luxurious holiday accommodation with personal attention over a hotel room. But also for young couples or families with a baby.
We focus not only on the Dutch but also on other countries such as France, Germany, Belgium, Spain and of course the Portuguese themselves.

5. Our future luxury and modern holiday homes are easy to rent:
The old, completely renovated Portuguese holiday home and the luxurious hotel chic studio are suitable for couples and singles. For more information and 3D impressions, see " Casa Pauline " and " Casa Florine ".
Our accommodations are easy to rent for both the summer and winter months. Air conditioning and underfloor heating make them extremely comfortable. The jeu de boules court and the swimming pool in the Mediterranean garden are for shared use.
Our experience here in the Algarve, right on the sea, shows that occupancy is very high all year round. We understand from landlords in this area that they have almost 90% occupancy and are actually unable to reach 100% due to "cutting loss".
